Understanding the data

How far back does the planning data go?/ How often is it updated?
Our planning data spans the last 20 years. It is updated on a weekly basis.
How often is our market commentary updated?
Our market commentary is written by our in-house valuation surveyor and is updated quarterly but if a major event or changes to legislation occurs, commentary will be updated accordingly.
How far back does your transaction history go?
Our transaction history goes back 28 years to 1995.
Where does your location and transportation information come from?
Our location and transportation information regarding nearest cities and railway stations is from ordinance survey. Travel times are collected from Google.

Why isn't the system letting me generate a report?
If you are on the ‘Property Details’ page you need to ensure a boundary has been added to your map in order to move to the next page.
Once you are in the ‘Select Data’ section you must ensure all modules in yellow are reviewed and moved to the ‘Completed’ section. Once this is done, you will see you have the option to generate your Report.
Can I edit my maps boundary post generation?

What maps are included in a Report?
The standard ‘edozo Statutory Enquiry Report’ includes a city map, location map and site plan.
Does edozo provide custom templates?
Yes, edozo can build your custom templates into the system. Please speak to your Account Manager or contact us at hello@edozo.com to find out more.
Can I access Coal Mining information?
Yes, please speak to your Account Manager or contact us at hello@edozo.com to get this switched on.
Can I mark our multiple boundaries on the map?
Yes, you can use any of the auto-polygon or draw tools to mark out multiple boundaries on the OS map. These boundaries will need to sit within the same geographical location.
Can I search on multiple addresses?
Yes, you can add up to 5 addresses per report which is especially useful if an asset straddles 2 roads, or it is made up of multiple hereditaments. These addresses will need to be within the same geographical location as the system does not yet support Portfolio Valuations.
Can I use Reports for a Portfolio?
At present we do not support Portfolio Valuations, but this is something we aim to implement within the next 6 months. You can of course, create a separate Report for each asset but we appreciate the scope of a Portfolio Valuation is more than this.
Is there a size limit on the OS Site plan that is provided with a Report?
Maps within Reports have their size automatically calculated based on the boundary selected by the user.
- Our largest map size possible for Street Map (Location Plan, Flood Risk etc.) is:
- A1 - 1:10,000 - Large
- Largest map size for Master-map (Site Plan):
- A0 - 1:2,500 - Large
Why is my Report taking so long to download?
Reports with larger maps and more data points will take slightly longer to generate. If you have been waiting for more than 5 minutes, please contact us at hello@edozo.com so we can investigate further.
